What is being proposed?

A revised mixed-use redevelopment on the south side of Hyde Park Square, with approximately 157 homes, ground-floor retail along Erie Avenue and Edwards Road, two public plazas, and a below-grade parking garage. The historic A L'aise building will be retained and renovated. The design architect is MSA Design of Cincinnati.

How tall is the building?

The maximum parapet at the street is 65 feet on every frontage. The highest portion is stepped back from Erie and Edwards and reaches 75 feet 6 inches, so it is less visible from the street. The building is six stories above grade, one commercial and five residential.

How is this different from the plan approved in 2025?

The hotel has been removed, the maximum height was reduced from a committed 80-foot parapet to 65 feet at the street, the building dropped from seven stories to six, and the prior two-building concept became a single building with two plazas. Two parcels at 2717 and 2727 Erie Avenue were added, and MSA Design of Cincinnati completed a full redesign.

How much parking will there be?

All parking is below grade. The garage is designed for approximately 235 spaces in a two-level configuration or approximately 362 spaces in a three-level configuration, depending on final garage depth. Either option exceeds the code minimum. The number of public-access spaces will be determined through final design, construction pricing, and economic viability.

Where will cars enter and exit?

There are two parking entries at the south end of the site, one from Edwards Road and one from Michigan Avenue. There is no street-level drive running through the project. Drop-off, deliveries, and loading happen on-site in the southeast plaza, away from the Erie and Edwards corner.

What happens to the A L'aise building?

It will be retained and renovated, with updated systems and interior finishes and up to 41 residential units above ground-floor retail. After renovation, the team will work with City staff to pursue formal City landmark designation.

How much housing and retail does the plan include?

Approximately 157 homes total, including up to 41 in the renovated A L'aise building, in a mix of one- and two-bedroom units. Ground-floor retail is approximately 21,250 square feet along Erie Avenue and Edwards Road, plus the retail in the renovated A L'aise building.

What public benefits does the project provide?

New housing where the City identifies an undersupply, removal of the existing surface parking lot, a net increase in below-grade parking available to the Square, preservation and landmark designation of A L'aise, two new outdoor plazas, an on-site passenger drop-off and loading zone, EV infrastructure for a portion of garage spaces, design and labor assistance for City-installed HAWK pedestrian-safety beacons on Erie Avenue, reconstructed sidewalks on all three frontages, and secure resident and visitor bicycle parking.

How long will construction take?

The above-grade construction schedule is approximately 24 months. The team has committed to a City-approved Maintenance of Traffic plan, construction-period coordination with Hyde Park School and Cincinnati Public Schools, and ongoing coordination with the Hyde Park Business Association.

Who is the development team?
